We are seeking a customer-focused and proactive Property Manager to support a portfolio of affordable housing properties. With a number of new properties coming online, this is an excellent opportunity for someone who enjoys hands-on property management, tenant engagement, inspections, and delivering positive housing outcomes.
This is a temporary opportunity with an immediate start, offering a 38-hour working week and potential for extension.
The Opportunity
Reporting to the Senior Property Manager, you will be responsible for the day-to-day management of a diverse property portfolio, ensuring exceptional service delivery to tenants and landlords while maintaining compliance with relevant legislation and housing policies.
A key focus of the role will be onboarding new properties, conducting inspections, identifying defects, coordinating maintenance, and managing tenancy processes.
Key Responsibilities
- Manage a portfolio of affordable housing properties across Sydney
- Conduct routine, ingoing, outgoing and end-of-tenancy inspections
- Identify and coordinate property defects, repairs and maintenance requirements
- Manage tenancy applications, eligibility assessments and leasing processes
- Deliver outstanding customer service to tenants, landlords and stakeholders
- Monitor rental arrears and conduct annual market rent reviews
- Minimise vacancy periods through proactive portfolio management
- Build and maintain strong relationships with landlords, tenants and service providers
- Ensure compliance with housing policies, legislation and regulatory requirements
- Maintain accurate records, reporting and accountability requirements
- Support the onboarding and digital setup of new properties
To be successful in this role, you will have:
- Previous residential property management experience
- Strong knowledge of day-to-day tenancy and portfolio management
- Experience conducting inspections and identifying property defects
- Excellent customer service and stakeholder management skills
- Strong organisational and administration skills
- Current Driver Licence (essential)
- Ability to travel across Sydney locations including the CBD and Southern Sydney (Punchbowl, Ingleburn etc with potential to move around).
- Experience within affordable, community or social housing
- Understanding of affordable housing eligibility requirements and income thresholds
- Experience onboarding newly acquired property portfolios
- $51.37 per hour + Super
- Immediate start
- 38-hour working week
- Temporary assignment with potential extension (Two positions: 2 months and two weeks with potential to extend).
